The ice cream truck melted. Is that hot enough for you?! 

The Terravita market had a typical August with bargain hunters beating up desperate sellers, looking for what they perceive as a deal.   Five homes went under contract but unfortunately they averaged $172 per foot as their asking price, and the low was just $129 per foot. Yikes!  Interestingly, one of the homes that went under contract has the distinction of being the highest price per foot ever sold in Terravita – the last time it sold.

 

On June 15th, 2007 6747 E Eagle Feather (which is a 1409 Sq Ft Arbor model) sold for $525,000 which comes out to just a skosh over $372 per foot. That home went under contract as a short sale last month and the asking price was $270,000 or $191 per foot.  
Now that may sound bad, but it really isn’t. I have seen plenty of homes outside of Terravita selling for way less than half of what someone paid for them. This one is just slightly less than half, and I don’t think  it really was ever worth $525,000. It was a nice home, and we were at the peak of our market, but it was badly overpriced even then. Anyway, I just thought you might get a kick out of that story. (Although its entirely possible I study the market way too much and have lost my perspective on what is interesting to normal people.)
Anyway, the sales average price per foot on closings also dropped a tad but again – we’re still in August. October is coming!
