Terravita: Real Estate at Its Best in Scottsdale Arizona
Terravita Voted Best Master Planned Community AND Best Private Golf Club by Ranking Arizona
Terravita is one of Scottsdale, Arizona’s premier real estate developments. Terravita was created by real estate developer Del Webb beginning in late 1993 and was their first non-age restricted community. I, Scott Gaertner, was the number one real estate broker for new home sales, selling more Terravita homes than anyone, $66 million in sales. No one knows Terravita real estate better than I do and I am ready to help you buy or sell. If that sounds like bragging, remember I am applying for a job as your Realtor!
The Terravita gated planned community consists of 823 acres with a wide range of home and lot sizes complimented by excellent amenities including an 18 hole championship golf course, clubhouse facilities with dining, a swim and tennis center, a health and fitness center and a community wide 6 mile long system of jogging and walking trails.
Terravita golf and the Terravita Golf & Country Club are of great interest to many buyers. The golf course at Terravita was created by PGA Hall of Fame member Billy Casper and designer Greg Nash, whose name is synonymous with beautiful, playable golf courses that provide fun, fair challenges to players of all abilities while blending seamlessly with their natural surroundings. The Terravita golf course is an excellent example of Greg’s design skills. Terravita Country Club amenities include a pro shop, a large driving range, and three separate areas to practice chipping and putting.
Real estate in the Terravita community includes a wide range of homes with great floor plans suitable for everyone from larger families to couples looking for a part time or retirement residence. You can see all of theTerravita home floor plans here.
One of the features of Terravita real estate compared to some other developments in the Scottsdale, Arizona area is the overall development design which maximizes the natural beauty of the high Sonoran desert while minimizing things man made. Terravita real estate meets or exceeds the Scottsdale, Arizona Environmentally Sensitive Land Ordinance. Whenever I am asked what Terravita’s very best feature is, my answer is always the folks who live here. They are an extremely health conscious, fun group of unpretentious folks, who enjoy an incredibly active lifestyle with like minded friends and neighbors.
TERRAVITA MARKET UPDATE
May 1, 2013 Terravita Market Update
Yawn . . . just another MAMMOTH month of sales and closings here in Terravita. What else is new right?
By now you have all heard how “hot” the Greater Phoenix real estate market is. Well just how "hot" is the Terravita real estate market? The Terravita Contract Ratio is one metric that can tell us just that. Some of my long time readers will recall that in the past I have called this the “Terravita Heat Index”, and in a market like this that is exactly what it is!
The Contract Ratio measures the number of homes currently under contract (pending) relative to the number of active listings. The higher this number, the greater the buying activity in an area. In Terravita, when this number moves above 40, it is considered a “seller’s market”, and when it moves above 60, it is evidence of what we call a “buying frenzy”. In all of 2012, the Contract Ratio did not increase over 60.
Terravita Contract Ratio
The Terravita contract ratio spent most of the month of April hovering around 80 with periods that hit 100. The Terravita market is hot!
You can still get the occasional great deal though. We sent out a notice yesterday about an impeccable series 3 home that is located close to the club, with a bright south patio, and no homes behind, that needs to make a quick sale, so we are pricing at just $191 per foot! This home won’t be open to the public until Friday, but as always my buyers can get early access. Just let me know if you or someone you know is interested. Below are the details:

* The term "Homes under contract" is to say that these listings "sold" but they have not necessarily closed escrow. Most are still in various stages of the inspection process.
