Terravita is one of Scottsdale, Arizona’s premier real estate developments. Terravita was created by real estate developer Del Webb beginning in late 1993 and was their first non-age restricted community. I, Scott Gaertner, was the number one real estate broker for new home sales, selling more Terravita homes than anyone, $66 million in sales. The Terravita gated planned community consists of 823 acres with a wide range of home and lot sizes complimented by excellent amenities including an 18 hole championship golf course, clubhouse facilities with dining, a swim and tennis center, a health and fitness center and a community wide 6 mile long system of jogging and walking trails.

Terravita golf and the Terravita Golf & Country Club are of great interest to many buyers. The golf course at Terravita was created by PGA Hall of Fame member Billy Casper and designer Greg Nash, whose name is synonymous with beautiful, playable golf courses that provide fun, fair challenges to players of all abilities while blending seamlessly with their natural surroundings. A casual glance at the this month's Terravita average pricing trend line could be troubling to those of you who haven't been reading my blurbs for long. But my loyal readers know that it is a normal seasonal occurrence. Simply the natural consequence of selling in an area where summer temperatures approach those on the surface of the sun. As I always tell sellers who want to list their home for sale in the summer- “The summer is where the desperate sellers and the bargain hunters come to meet. If you aren’t desperate – let’s not be there.” So not to worry. Pricing is trending downward a bit, but not as dratically as it would appear. The better months are approaching.

I have been getting a number of inquiries recently about the new communities that are coming to the market soon in the area. Please rest assured that we will keep you informed on that topic. One of the perks of being the dominant real estate agent in this area for so long is being asked to consult with builders in the early phases of the creation process. So you will know early.

Most of what we have been seeing lately has been infill communities, built in some less than desirable areas. They are often directly adjacent to major roads. The builders get away with this because our area is ravenous for some wide open, updated, fresh new product. But there is hope on the horizon for those looking.

One great example is a smaller community just off of Terravita’s western boundary, in a very desirable location. I will have details on that one for you soon, but the basics are these: 42 single level homes, averaging about 2,500 square feet and starting in the $500,000 range. The models should be ready in the early part of 2015.

There is another very exciting community much like Terravita in the works I thought you might enjoy hearing about.

My more avid readers may remember me telling you last fall that I took a delegation of Chinese home builders on a tour of Terravita. (Photo below) The builders were on an excursion to see examples of great communities in the United States, and of course Terravita was right at the top of that list. And you might remember the tour was almost 20 years to the day of when we began selling Terravita in November of 1993.

I thought you should know that it just happened again! (Domestic photo above) This time I was hired by one of the largest U.S. builders who is strongly considering building a community very closely patterned after Terravita right here in the greater Phoenix area. There isn’t much I can tell you at this point, but if this builder commits to the project, it will be incredible.

Isn’t that amazing though? Over 20 years later Terravita remains a benchmark community worth replication. What a community!!!!!!!
